Monthly Terms & Conditions

LEASE TERM:

The lease term is a minimum of 1 year starting from the specified Start Date. Early termination by the Member will incur conditions and fees as detailed in the Payments section.

HOUSE RULES:

You acknowledge and agree that:

1.

keys, key cards and other such items used to gain physical access to the Premises, or the Work Space remain our property. You will cause your Members to safeguard our property and you shall promptly notify us and be liable for replacement fees should any such property be lost, stolen or destroyed. Upon termination or suspension keys (including elevator keys) need to be returned without delay.;

2.

you shall promptly notify us of any change to your contact and/or payment information;

3.

we will provide notice to you of any changes to Services, fees, or other updates via email. It is your responsibility to read such emails and to ensure your Members are aware of any changes, regardless of whether we notify such Members directly;

4.

Extreme levels of excitement or anger/depressive states while on the trading floor can affect the energy and mood of everyone else on the floor please manage. Harassment/flirting while on the trading floor can disrupt the energy of the trader next to you. Antagonizing another trader for losses or not taking advantage of an opportunity is frowned upon in all forms hazing etc.

5.

for security reasons, we may, but have no obligation to, regularly record certain areas in the Premises via video;

6.

Traders are encouraged to bring noise-canceling headphones if they don't want to be distracted. If a trader is wearing their headphones do not disturb them just like the gym.

7.

you will be responsible for any damage to your Work Space other than normal wear and tear;

8.

you will be responsible for replacement or damage fees for any item(s) provided to you by the TradeSpace community team for temporary use should any such property be lost, stolen or destroyed;

9.

we are not liable for any mail or packages delivered to the office.

10.

you may not make any structural or nonstructural alterations or installations (including, but not limited to, wall attachments, furniture, IT equipment, and/or glass paneling) in the Work Space or elsewhere in the Premises without prior approval by us. In the event that any alterations or installations are made, you shall be responsible for the full cost and expense of the alteration or installation and, prior to the termination of this Agreement, the removal of such items and the restoration necessitated by any such alterations, and we shall deduct any such costs not otherwise paid by you from the Service Retainer. In no event are you permitted to perform any of these actions. Only a member of our facilities staff is entitled to perform an alteration, installation, removal or restoration. 11.

Anything left on the PC will be deleted after the termination of the lease.

12.

you and your Members’ computers, tablets, mobile devices and other electronic equipment must be (a) kept up-to-date with the latest software updates provided by the software vendor and (b) kept clean of any malware, viruses, spyware, worms, Trojans, or anything that is designed to perform malicious, hostile and/or intrusive operations. We reserve the right to remove any device from our networks that poses a threat to our networks or users until the threat is remediated; and

No Member will:

1.

perform any activity or cause or permit anything that is reasonably likely to be disruptive or dangerous to us or any other member companies, or our or their employees, or property, including without limitation the Work Space or the Premises;

2.

use the Services, the Premises or the Work Space to conduct or pursue any illegal or offensive activities or comport themselves to the community in a similar manner; all Members shall act in a respectful manner towards other member companies.

3.

take, copy or use any information or intellectual property belonging to other member companies or their members, including without limitation any confidential or proprietary information, personal names, likenesses, voices, business names, trademarks, service marks, logos, trade dress, other identifiers or other intellectual property, or modified or altered versions of the same, and this provision will survive termination of this Agreement;

4.

use our mail and deliveries services for fraudulent or unlawful purposes, and we shall not be liable for any such use;

5.

store significant amounts of currency or other valuable goods or commodities in the Work Space that are not commonly kept in commercial offices; in the event that you do so, we will not be liable for any such loss;

6.

make any copies of any keys, keycards or other means of entry to the Work Space or the Premises or lend, share or transfer any keys or keycards to any third party, unless authorized by us in advance;

7.

install any locks to access the Work Space or anywhere within the Premises, unless authorized by us in advance;

8.

operate any equipment within the Premises that has a higher heat output or electrical consumption than in a typical personal office environment, or places excessive strain on our electrical, IT, HVAC or structural systems, with such determination to be made in our sole discretion, without our prior approval; or

9.

Members may conduct brief telephone within the workspace. For extended calls, members are required to utilize designated common areas or conference rooms to minimize disruptions to others.

10.

Video conferencing is permitted provided the members in the immediate vicinity have given their consent. Should any disputes arise from video conferencing activities, they will be subject to review and resolution by the governing board.

11.

Members must take personal responsibility for the cleanliness of the premises, which includes but is not limited to the kitchen, refrigerator, and bathroom areas. Members are expected to maintain hygiene and order following use of any communal facilities.

12.

Members are granted access to the air conditioning controls and may adjust settings within the AC room. Changes to the environment should consider the comfort and preferences of all members sharing the workspace.

13.

To ensure the comfort and health safety of all members, pets are not permitted within the co-working space at any time.

BOARD:

1. The Governing Board shall oversee and monitor daily activities within the office, ensuring the smooth operation of day-to-day affairs.

2. Any disturbances within the space will be reported to the Governing Board, who will then deliberate and determine any necessary actions to resolve the issue.

3. Members may host guests, provided that such guests comply with all house rules. Members will be held accountable for the conduct of their guests at all times.

4. The Governing Board retains exclusive authority to interview candidates and approve new memberships to the co-working space.

5. The Governing Board reserves the right to terminate the provision of services to any members as deemed necessary.

6. Creation of extensive content within the space must receive prior approval from the Governing Board.

7. The Governing Board will manage and provide essential office supplies, including but not limited to printer paper and bathroom necessities.

PAYMENTS:

1. A late payment fee of $50 will be assessed on any payment received after the due date.

2. Members opting for early cancellation of their agreement will be subject to a termination fee of $1,300

3. Membership services may be suspended, and access to the premises may be revoked if payment is not received for two consecutive months.

4. The monthly fee for membership services is $650.

5. A one-time setup fee of $500 is required to initiate membership services.
